Long Term Utility Charges Policy

Overview

Our utility charge policy depends on the season and the length of stay. This ensures fairness to guests while also protecting owners from unusually high energy costs.


In-Season Stays (December–April)

  • Utility Charges: Guests are not charged for standard utilities.

  • Pool Heating:

    • Guests may request pool heating at a nightly rate commensurate with the size of the pool (small, average, large/deep).

    • This fee is paid 100% to the owner.

    • Pool heating is optional and typically requested only during certain portions of a stay (e.g., when guests have company or if the weather is cooler).

    • Guests often decide closer to arrival or mid-stay whether to add pool heating.


Off-Season / Long-Term Stays (May–November)

  • Utility Charges:

    • Guests booking long-term stays (LT) during the summer months will be charged an additional utility fee to help cover higher air conditioning costs.

    • This applies because LT rental rates are reduced in the off-season, and the utility fee helps balance expenses.

  • Pool Heating:

    • Still available at the nightly rate if requested.
