Rental Rating Calculator
ACME House Company uses a Rental Rating Calculator to determine if a vacation rental home meets the qualifications to join its property management program. Each respective department is responsible for providing a rating based on a series of questions, resulting in an overall Rental Rating. The Rental Rating will determine if the property will move onto the next stage of the sales process > Projections.
The Rental Rating Calculator is located in the Portfolio Development Pipeline in HubSpot.
How to Use the Rental Rating Calculator
Watch this recorded Loom video on How to Use the Rental Rating Calculator, or follow the steps below. The Rental Rating Calculator is built into the Deal of the Portfolio Development Pipeline and can be located in the View all properties of the Deal. However, it will move to the forefront of the Deal when it moves to the Rental Rating/Qualification stage.
1. When a Deal moves into the Rental Rating/Qualification stage, an email notification will be sent to applicable ACME team members, alerting them that a Deal is ready for a Rental Rating Review.
2. Each member can click directly on the Deal Name within this email notification, bringing them to the Deal.
3. On the left-hand side of the Deal, there will be various dropdowns that pertain to each department's Rental Rating scores. Click on your department to open up your Rental Rating questions. For example, if you are in charge of Rental Ratings for Marketing, you only need to address the Marketing section.
4. Enter your ratings on a scale of 1-10, where 10 is the highest rating you can give. You can use decimals (i.e., 6.5) but not ratios (6 ½). If you use a ratio or rate higher than 10, you’ll receive an error message. Make sure to hit Save at the bottom once your Rental Ratings are in.
5. Only after all scores are entered will the Rental Ratings Score (average) appear. It will also appear on the Deal card in the Kanban view.
6. When the Deal moves to Projections Sent, all individual department scores will move from the left side of the Deal to the View all properties section of the Deal, and only the overall Rental Rating Calculator section will remain for visibility.
