What's required, what's included and how does it work when ACME needs to replace items included in the Maintenance Plan
What's Required to be in this Program
Property is Amenity Assurance Certified: This outlines the policy and procedures for Owners who have already been Amenity Assurance Certified as part of Onboarding or while on the ACME program.
Property is signed up for the 360 Service Bundle: You must also be signed up for the Maintenance Plan for your property
What's Included? ACME Pre Purchased Amenity Assurance Items
ACME will replace items on the Amenity Assurance list up to a cost of $300 per calendar year. Should there be a calculated total of higher than $300 in replacement Amenity Assurance items replaced at the property. This will allow for the quality of the property and the amenities to remain in top working condition and at the right quantity for Guest enjoyment.
Example 1: Kitchen Amenities are Lost / Stolen - often times we see that in general smaller amenities tend to grow legs and aren't anywhere to be found. Often times we find that utensils, glassware, etc can break or be misplaced.

These particular items are subject to change but generally we try to maintain stock of the items listed on this website.
What happens if a speciality item provided by the Owner is Lost, Stolen, Damaged or beyond use due to Wear & Tear? Do you replace my Owner item like for like?
A: No, ACME does not replace the item(s) with like for like items. We only replace items with items that are already stocked by the ACME team
Example 2: The Coffee Maker isn't working or is broken. ACME will replace the coffee maker with our standard Coffee Maker that we have stocked as part of the Amenity Assurance Program. We will not be able to replace like for like the Coffee Maker that may be provided by the Owner at the property.
When are items inspected?
Guest Notification - If a Guest reaches out to our Property team and makes mention that a particular piece of equipment, fixture or amenity is missing from the property. We really work hard to avoid these situations but unfortunately things do happen.
Arrival / Departure Inspections - Prior to arrival or post departure of a Guest we do an extensive check as well as digital comparison to what is in the property vs what's actually there and what should be there.
If something is identified as missing, worn out or inoperable we will replace those items for free if the property is still under the $300 threshold, if over the $300 annual threshold then a charge will be levied on your next Owner Statement.
