Point Central: Home Access & Energy Management Program

We continually strive for efficiency, cost savings, better security, and accountability. Acme is proud to have developed a home access, energy & internet access management system which allows our company to provide seamless Guest management.

  • Remote and Local Control of HVAC, Locks & Power

    • Thermostat control: raise, lower, or set between comfort and energy‑saver modes.

    • Smart lock control: lock, unlock, and manage access codes remotely.

    • Remote power cycling: control the power to the internet modem or router, enabling remote reboots — a fix for ~80 % of connectivity problems.

  • Vendor Access & Security Automation

    • When approved vendors arrive, our team can issue an instant unlock command from the office (remotely).

    • We can relock the door automatically after vendor departure.

    • For regular staff or vendor access, each person gets a unique code with time and date restrictions (e.g. 7 am–7 pm).

    • All access is logged (who entered, when, and how long) — providing accountability and audit trails.

  • Automated HVAC & Occupancy Logic

    • When no one is in the property, the system shifts to “unoccupied mode” with energy‑saving setpoints.

    • If the guest’s departure time arrives, their access code is deactivated, HVAC goes to unoccupied mode, and we receive a notification.

    • The system monitors doors: if a door  (or left ajar), the HVAC will pause until closure, and a message is posted in the home explaining why the AC turned off.

  • Reduced Onsite Trips / Cost Savings

    • Many HVAC issues can be diagnosed and resolved remotely (or partially triaged) over the network — reducing or eliminating maintenance visits.

    • No need for frequent vendor meetups — we can meet the vendor virtually rather than physically.

    • Eliminates or greatly reduces the cost for staff or owner to meet contractors onsite.

    • Saves visits for internet reboots by remotely power-cycling the network hardware.

  • Guest & Cleaner Experience

    • Prior to guest arrival, the home can be pre-cooled or pre-heated to the proper setpoint.

    • During guest stay, access codes are valid only for their stay period.

    • If a cleaner or service person is scheduled, a temporary code is generated. Once the job is done, the code expires, and the home returns to “vacant” mode if no one remains.

WHAT IS THE COST?

Installation costs vary; this depends on size of home, number of door locks, door sensors and thermostats, then $20 per month.

What type of thermostat and lock are you planning to install?
Please note that this may vary, but typically:

  • Thermostat: The model used is the T2000 Alarm.com, which is available only in white.

  • Lock: The standard lock is the Yale Pro 2 Push Button Deadbolt (Model YRD614). It comes in three finishes: Satin Nickel, Brass, and Bronze.

  • For any pedestrian gates, we recommend using mechanical locks, which are separate from the main system and will be noted during the inspection.

What triggers and rules are currently in place?

We currently have an occupancy-based thermostat rule in effect. This system adjusts the temperature settings of the home based on its occupancy status:

  • Unoccupied Homes (No Active Reservations):
When the home is vacant and there are no active reservations, the thermostat is automatically set to 87°F to conserve energy.

  • Occupied Homes (Guests or Owners):
When the home is occupied — either by guests or owners with an active reservation — the thermostat is set to 76°F for comfort.

Additional Notes:

  • If a reservation is made but the property is not accessed or entered (i.e., no check-in occurs), the thermostat will still automatically switch to the occupied setting (76°F).

  • If a reservation is created for maintenance purposes or as a general hold — and the home is not actually being occupied — it will be treated as unoccupied, and the thermostat will remain at the 87°F setting.

How long does the installation take?

Installation typically takes around 4 hours in most homes. This includes setting up thermostats, door sensors, locks, and programming all equipment for remote access.

We usually schedule the installation during the initial onboarding inspection to ensure everything is set up efficiently and correctly from the start.

Will I get a call before installation ?

While it's not necessary for you to be home during the installation—our technicians are highly trained and experienced in setting up the system efficiently—we’re happy to coordinate with you if you'd prefer to be present.

If you'd like to be there, we can absolutely give you a call to schedule a time that works for you. Please note that having someone on-site to ask questions or discuss details may slightly increase the installation time.

Can I choose a color ?

  • Although most of the installs we do are basic white units (Thermostats) and that is what is priced out for you, there may be options for you. This could result in a increase in costs but you should discuss with your onboarding specialist and they will ask our engineering team see what the best solution is.
  • When it comes to entry door locks we generally choose one the compliments the door hardware already installed. There are times when you may installed a specialty door and a point central access door lock will not fit, during the onboarding inspection this will be determined and your onboarding specialist will get back with you with options.
  • Can I use my current system ?

  • If your equipment is Z-Wave compatible, there’s a strong possibility we can integrate it into the system; however, final compatibility will be determined during the installation.
  • If your equipment is more than 2 years old, there is a strong chance we will have to replace it with upgraded hardware that will communicate correctly with the system

How do I get a code for my house or issue a code to a vendor/contractor ?

  • Once your house has point central installed your onboarding specialist will issue you your own personal code for your home, we encourage you not to share this code with anyone except maybe your spouse or significant other.
  • Any vendors or contractors we will issue them a code so we can have a documented process of who enters and leaves your home and a time line should you ever need that. These codes will be good during the work day and not valid after 7pm.
  • We also have the ability to open the remotely from our office with your permission for any vendor or contractor you do not want to have a code issued to. You would simply submit a ticket ( https://support.acmehouseco.com/owner-partners/kb-tickets/new)
  • Housekeepers get a code generated for them with each cleaning task assigned as well (Valid only during business hours) , we use this system to its potential so we can ensure whomever is in your home has access and belongs there.

CAN I REUSE THE EQUIPMENT IF I PART WITH ACME?

The equipment uses Z-Wave, which is a widely adopted standard in home automation. This means you can absolutely use it with most other smart home systems. All you'll need is a smart home controller that is compatible with Z-Wave devices.

HOW MUCH CAN I SAVE BECAUSE OF THE SYSTEM?

While every property is unique and no specific performance guaranty can be made by Acme, it is expected that the system should pay for itself in one or two years, based on energy savings alone. The other savings come from:

  • Less service trips to your home.
  • Less charges to meet vendors at your home.
  • Less cost for internet fixes.
  • No more re keying periodically.

Am I required to include this?

  • This system is how Acme manages access to your home, so yes, it is required. Once installed, the equipment becomes yours, as it is permanently integrated into the property—with the exception of the hub controller, which is only compatible with Point Central smart home automation systems.

CAN I PUT MY OWN AUTOMATION SYSTEM INSTEAD, FOR THERMOSTAT & DOOR LOCK?

  • Do you really want to be responsible for everything at your home, or would you like us to?
  • Owners who have put in nest thermostats, call several times a month inquiring about the usage. Was someone from Acme at the house? Who was there and why? Are they gone now, can I turn up the AC? Is the guest gone so I can turn the AC off? Our system does all of this automatically based on codes entered in the door, and information it pulls off of our property management system. We love nest too, but they do not help you run a vacation rental. Point Central does.
  • Save yourself the hassle and put in a Point Central System today!
