NO HIDDEN FEES -  We're committed to transparency, which is why we don't have any hidden fees. What you see is what you get – no surprises, just straightforward pricing.  Other agencies don't always divulge the whole truth.  At first glance we may seem pricey, however once you see what we include, you'll be blown away.  

COMMUNICATION -  Do you ever wonder who you should talk to at your rental agency?  We have a multi layer communication system.  We text, call, email and log all our conversations so there is a time stamp and rich history attached to your home that's visible to our team helping us achieve a rapid response time to owner queries. 

OWNER PORTAL - Access to your online owner account to easily manage your earnings and download tax documents, create owner bookings or owner guest bookings. 

Timely online owner statements and ACH deposits on the 15th day of every month for any departures in the previous month.

Detailed account of all revenue and expenses monthly, including an annual statement for year end tax purposes. 

TRANSIENT OCCUPANCY TAXES / APPLICATIONS & RENEWALS - Assistance with city and county permitting and regulations where required including annual renewals, processing monthly TOT returns and any audits required by City of Palm Springs.  

CITY CODE COMPLIANCE - We ensure compliance with all city rules by entering in contract summaries, Guest occupancy forms, Guest ID collection and posting all necessary forms inside each home including the rules surrounding noise, parking and trash compliance.  

MARKETING SPLASH -  A range of comprehensive marketing services including professionally crafted online listings with professional photography and 360-degree virtual home tours.

Your property will be showcased on major booking platforms such as Airbnb and VRBO, Marriott Bonvoy, HomeAway, American Express, Booking.com & Plum Guide among many other sites with dynamic rate-setting technology to optimize bookings and occupancy.

Utilize search engine marketing, targeted email marketing, pay per click advertising and social media amplification for increased visibility, plus constant drip campaigns to past guests.

REVENUE MANAGEMENT - Our approach to apply a dynamic rate-setting technology by our revenue management team ensure we achieve the highest occupancy, ADR and RevPar compared to other property managers in the area.  See graphs below.

PROPERTY CARE - Inspections before and after each guest.  Trained housekeeping vendors with high clean standards keep your home maintained and ready for booking.  We employ knowledgable handy people to repair items as needed.  A dozen ACME vans are stocked with essentials to ensure guest issues are handled efficiently.  Pool heat scheduling for optimal pool heat management during winter months.  

ENSURE WE BOOK GREAT GUESTS - We use third party tech to screen guests to help ensure the safety and security of your property.
