Going Live - Next Steps

Now that your property is nearing the end of the onboarding process, here is what to expect next.

As we near the completion of listing your property on the ACME House Company website and partner sites, we are excited to share that your home is almost ready to be showcased. Our reservations team is currently exploring the distinctive features of your property, eagerly looking forward to a surge in bookings.
 
Our main priorities at the moment include:
  • Owner Portal - We encourage you to log in to your ACME House Company owner portal. Through this portal, you can easily make reservations for yourself, as well as for your friends and family (non-paying guests). Additionally, you will have access to view all booked reservations for your home and review your monthly owner statements.  Owner Portal
  • Annual Projection & Revenue - Our goal is to meet, and hopefully exceed, your annual revenue projection. We will focus on the annual revenue forecast that was discussed when you decided to partner with ACME House Company.  Our experienced Revenue Management team convenes weekly, utilizing cutting-edge tools to analyze market trends including demand levels, booking pace, length of stay, and inventory conversion. We implement dynamic pricing strategies to ensure that your property is priced appropriately, at the optimal time, and targeted towards the right clientele.  We adjust rates based on market conditions, aiming to meet our annual revenue goal. Our focus remains on the overall yearly target rather than individual bookings.
  • Owner Initiated Bookings (Owner Referrals) - When a booking comes from an owner referral, the homeowner will benefit from a reduced 10% commission rate as outlined in their contract. 
    To make these referrals, please email actionitem@acmehouseco.com with the guest's name, email, contact phone number, and any discount you would like to offer to your referral.  Offering a discount is completely up to you, the homeowner, and can be no discount at all, just let us know in the email. 
    For your convenience, we have a standard Friends and Family discount code available for anyone you'd like to share it with. This code offers a 10% discount to guests on the rental rate when used on the ACME website exclusively. When owners refer bookings using the promo code "FNF," they will receive a 10% reduced commission rate. Essentially, you pass on your 10% savings to the guest you refer for booking. FNF bookings are automatically labeled as "owner referral" in the booking system when the FNF code is utilized, ensuring the correct commission is applied to that booking.
    Owner referral bookings cover all standard guest fees and rental charges, excluding any discounts provided by the homeowner.
     
  • Partner Websites - ACME is committed to making sure you home has the best marketing possible  to that end we partner with many different advertising partners.  In addition to the major sites like Airbnb and VRBO, we have partnerships with American Express, Marriott Homes and Villas

 

  • Reviews - Positive reviews play a crucial role in influencing guests' decisions when selecting a vacation rental property. Once your property is live on the ACME website, we recommend reaching out to friends and family who have experienced your home to visit the ACME website and share a 5-star review for your listing.
