What does it take to be an ACME Property? What do we look for?
First Questions to Ask Yourself:
- Does it Resonate with ACME Guests? Is it Tastefully decorated?
- Is the Owner(s) going to be happy with our projected Revenue?
- When did the Owner purchase it? If during pandemic, is their revenue goal realistic?
- Is the property actively for sale? If so, we probably shouldn't sign it.
- What is motivating the Owner to rent/switch management? Are these reasons we can address effectively?
- Do they like our system? (Pricing / 360 Service Bundle / Annual Tune Up)
- Can we be friends? Do they get it? Are they going to be good Owners to support?
Second Questions: Qualitative
- Is it in our service area? If outside Palm Springs, can we book it and service it?
- Qualitative - Pool, Spa, Fire Feature, Nice Bed/Bath Mix
- No 4/2's only see as 3/2's
- Condos - Call Box? - Can we work around it?
- Condos - Security an Issue?
Third Question: Revenue Projections
- Homes Dollar Threshold - $45k Minimum Projection
- Condo / 30+ Day Threshold - $17k Minimum Projection
