This article will help you understand the summer tune up or inspection process as it relates to Amenity Assurance
Although we do inspect the homes with each arrival there are time were some things could have been missed, damaged or not working properly. So each summer during the Tune up process we will be inspecting homes as it relates to AA (Amenity Assurance) and ensuring that we have the right amount of each item, matching items and functioning items available when our guests check in to support the Amenity Assurance Guarantee.
Inspection Options
- Owner Provides and Installs Everything Missing
- ACME Provides and Installs Everything Missing
Note: The entire list must be fulfilled by one party; no split responsibilities and no owner shipment of items to the warehouse (If there is a solid business reason for deviation of this please notify Director of Engineering or Warehouse Supervisor so they make take actions to ensure proper handling and installation)
- Schedule Confirmation: You will be assigned a task of the inspection via Breezeway
- Confirm the method of installation (owner-installed or ACME-installed)
Inspection Process
Inventory
- Take an inventory of all amenities.
- Ensure items are in working order (Blenders, toasters that sort of thing) .
- Check to make sure the kitchen cabinets starting with #1 at the bottom right and continue upwards and across. (if needed replace stickers with correct number in a corner, only visible for housekeeping/inspectors)
- Ensure each cabinet has a unique number.
- Verify that items are placed for maximum convenience and safety and place the items back please make sure we are placing them in the correct drawers and cabinets per Amenity assurance guidelines
- Examples:
- Do not place glass items on high shelves.
- Items should be easy to reach and logically placed, (examples plastic pool ware closest to the exit door for the pool, all eating flatware together and organized, all dishes together).
- If you need to reorganize, then please do so.
- During the inspection if any items are missing, in poor condition, or mix match

- You are authorized to replace/install items up to a value of $300 without approval.
- Ensure replacements match the required standards; do not accept mix-matched pieces.
- If the cost exceeds $301, notify owner immediately via Hubspot ticket so they can let us know how to procced:
- No approval is needed for replacements or installations under $300, owner approved the cost initially only notification.
- Please not that if the home is on the 360 bundle they already pay for $300 of Amenity Assurance items in the program and is inclusive (No Billing). All other homes we have up to $400 of items we can replace without approval (and can be billed) and just notification (notification for every home is mandatory) . Over that amount $301 and $401 will need owner approval
IMPORTANT NOTES:
- Follow organizational guidelines
- Maintain clear communication with the onboarding team regarding any discrepancies or issues.
- Do not throw away owner items, place in a box and label "owners items". Place in a secure area
- We do not install 50/50. Owners do not ship things for us to install.
- Our goal is to complete the inspection in a single trip. This efficiency saves time and resources, ensuring a smooth process for both ACME and the property owners.
- Speak to Director of Operations or Director of Engineering if you are unsure of the process
- When ACME installs our standard high-quality items, we ensure consistency across all properties. This uniformity upholds our brand’s reputation and ensures that all properties meet our high standards.
- If ACME installs the amenities, any future replacements can be done by simply installing the missing pieces with matching items. This avoids the need to replace entire sets to prevent mismatched items
- Notify Warehouse Supervisor if we are low on inventory
