Flannery Exchange Day Use For Guests or Owners Outline

Flannery Exchange is a mixed use building, with a lounge upstairs which can accommodate day use like Co- Work. These are the outlined parameters for that type of use.

What to know about the space:

ACME friends and guests can take advantage of The Flannery Exchange's co-op lounge space, owned by Acme Founder Michael Flannery.   The building is in a very convenient location, has fiber optic internet and great decor and abundant parking.   The space is available when a guest or owner is unable to utilize the rented property for work, due to unforeseen circumstances such as wifi outages or construction noise.   However it needs to come with agreement to use it correctly with some guidelines, and with the agreement that we are not a business of co work, they are using it at their own risk.

When offering use of the lounge, please make sure to send this in writing to anyone you offer it to.    Send the info in the below, to anyone you are giving access.  Make sure they have it in writing and agree to this.

  1. "The upstairs lounge is a use at your own risk space.  We sometimes host events, or a conference room user my do a breakout in the lounge.  We rent long term offices,  there is no co work business there, no support staff, or any staff at all, so please limit your expectations of service, to a nice lounge with heating, AC, comfortable chairs and fast internet, along with a usable kitchen. We are not offering to host you in a co work space.
  2. Also sometimes tenants use the lounge for a meeting, that is their prerogative, we cannot ask them to change their schedule for the convenience of visitors.
  3. You will need to enter and exit during business hours which are 7am to 5:30pm Monday thru Friday only, closed major holidays.   Please do not give access to others, the access is for you or whoever you indicate will be there when gaining this access permission.
  4. If you have technical issues accessing the lounge or WIFI, we may or may not be able to help you as there are no live staff.  You can call Acme for any issues, if they can help they will, if they can Transfer you to support by phone and there is someone available, they will do this, however there are no promises for support.
  5. Use of the kitchen should be limited to the refrigerator and microwave, water, ice, tea, plates/bowls & silverware, not the range.  Please clean up after yourself.
  6. Please if you need to take a meeting or call, use one of the phone booths down the hall from the kitchen, or in the lounge.  Their may be no one around as you start on a call or meeting, but people come and go.
  7. The conference room use is by reservation, at a cost, please do not use the conference rooms unless you have a reservation.
  8. The space access is for you, or the few people in your group by arrangement. Please do not grant access to others, or bring non guests for a meeting.
