HVAC System Older than 12 years - Will Acme?

HVAC systems last around 10 years in the desert, before becoming unreliable, then un fixable. We do not accept HVAC systems without restrictions, if they are 12 years or older.

Our reasoning is that systems older than 10 years, are 20x more likely to break down during a stay, requiring emergency service, many times costing large sums of money, relocation and refunds.  With a system that is older than 10 years, you are very close to the end of life so replacing it early, in an organized fashion, getting bids and doing it right, before it causes major problems, is  the smart solution every time.   When older systems break, the service companies many times think they can fix it, but more often they try and try, leaving guests in home with an unlivable temperature while this works itself out for days, one failed attempt after another.  Too often, the final verdict is thousands spent to save the reservation, keep the guest happy, only to replace the whole system anyway.   

If we accept a new home with a system 12 years or older, the summer months of May 15th thru end of September, will be blocked until a new systems is installed. 

We take our partnership role seriously and while we understand no one wants to spend 10 or 20k on a new HVAC system, the data and 15 years of managing homes, tells us that is the cheapest way to go. We are here to protect your best interests!
