Nearby Construction - What to do for both Guest and Owners

This article explains the contractual relationship with Guests complaining about construction as well as how we notify Owners that their property is on "Construction Notice", why they are there, and how they can get out of this status

Nearby Construction Policy

Process for notifying Guests of nearby neighborhood construction and possible construction noise during their stay.

 

Housekeeping Company or Inspector or Tech notifies GS about construction.

1.    GS notifies Reservations of reported construction.

2.    GS creates a work order to have an Inspector or Tech go check out what is going on.

3.    The Inspector/Tech will take pictures and speak to anyone on site that can give us an idea of the scope of work and any timelines.  If no one is present on site, they will take a picture of the contact info usually posted on a sign or fence somewhere on the property so we can call for more information.

4.    If it looks like guests will be impacted and that it is going to be an ongoing issue, we will contact the owner and let them know about the situation.

5.    Our suggestion to the owner is to lower rates (usually 20%) and add to the property listing information regarding the construction.  Presently we are adding:

“*** PLEASE NOTE ***

There is currently construction located near this vacation home.  There may or not be construction noise during your stay.  The current discounted pricing reflects any potential inconvenience due to the nearby construction.”

6.    Reservations will contact all upcoming guests and explain the situation, emphasize that we do not know if there will be noise during their stay, but it is possible.  Offer the 20% discount to stay or relocate the guest if that is what they want.

7.    Reservations will contact guests arriving within the next 4 weeks and continue contacting guests who fall into the 4-week window.

8.    Reservations will request from GS regular updates to determine when we should shorten the notification window (maybe guests arriving within 2 weeks should be contacted, not 4 weeks) as construction enters different phases or wraps up.  Reservations will use their best discretion when working in times of low availability and will notify guests who should be contacted sooner than later due to the possibility of having no alternate homes to offer.

9.    Once construction has ended or reaches a point where it is no longer a potential nuisance to guests, we will remove the construction call out in the property listing.
