Safety and Preventative Maintenance Annual Certification

Annual Certification:  If you are currently joining ACME, this is in motion as part of our onboarding process.

It is that time of year , Summer, where we inspect your home looking for safety and guest impacting items, clear the list of repair items that were stockpiled during the season, perform preventive maintenance, and ensure all items are operational. 

The off season is the right time for doing it all at once, and a few trips slashes the cost to our owner/partners. If you have joined us in the last 6 months, these items were reviewed during your on boarding and no need to check them again till next cycle.

The Annual Certification up is about empowering our partners with choices and cost controls, and empowering Acme to do right by owners by organizing things into a program we can perform for very little cost compared to the alternative.  The other reality is that this maintenance is not optional since when things fail, we will be there to handle it anyway.  Done preemptively, in the off season, by a pro technician, allows you to save time, money, stress, and guest experience increases for the positive. Waiting until the items break, then having us handle it as an emergency, that’s for beginners, we are pro’s! 

The results are in!  Last year's Data demonstrated homes taking advantage of the annual process, averaged 68% in less cost on work orders during the following year.  Coupled with less refunds and better reviews, more returning guests, this is a win all the way around.

How will this work?  

We will go to your home, inspect, handle a short list of safety and preventive maintenance items.  

  • Purpose: Limiting our joint liability & meeting the brand standards advertised on your property advertisements.  Guests have come to rely on Acme for promises kept… on safety, reliability and everything in good working order.  The cost to you is pass through for labor and materials, nothing for management or communication.  This is how we show up as your partner. 

 Here is a small list of some of items covered during this inspection

  •  Batteries changed throughout (Locks, Sensors, Remotes, Fans, Safety Devices) * We will not be changing any alarm batteries*
  • Smoke/carbon monoxide detectors cleaned and checked
  • Dryer exhaust vent inspection
  • Drains cleaned for debris and treated
  •  Refrigerator coils cleaned and water filter replaced
  • AC filter checked and cleaned
  • Fire Extinguisher(s) Checked
  •  Deficiencies in amenities 
  • Pool systems & Landscaping checked and video done
  • & report provided to owner
  • Video done in the home with any other deficiencies other than the ones above.

If there is anything beyond our reach to complete, while we are in the home of course you will receive an inspection video, it will be sent to you via text and our ticket system (email) along with a labor estimate at a reduced rate (plus materials). This would be a decision for you to make if you wanted our team to complete or yours, for us we aim to begin repairs at least 48 hours after sharing the work order and video with you.

The items that are brand standard affecting or home specific and required as such to be completed, however on these you have the option of handling yourselves. Acme is, of course, in the best position to handle those items for you and we feel no one can do better than our team, however it is up to you whether you take advantage of this or not. 

We will ask you to complete these and self attest as such once complete.
